Expert Letting Agents in Selby & the Surrounding Area

Selby is an increasingly attractive market for buy-to-let landlords, offering strong yields, growing tenant demand, and excellent transport connections to Leeds and York. As the market grows, so do the regulatory requirements. We make sure you're covered.

01 — The Selby Rental Market

Why Selby landlords choose Advocate Lettings.

Selby district sits at the crossroads of West and North Yorkshire, with direct rail connections to Leeds (25 minutes) and York (15 minutes). This accessibility has driven significant rental demand from commuters and families who want more space at a lower cost than the larger cities.

The Selby rental market is growing fast, but it remains a market where local knowledge matters. From the town centre to surrounding villages like Sherburn in Elmet, Tadcaster, and Barlby, Advocate Lettings Selby provides hands-on, locally rooted management that protects your investment under the new legislation.

04 — FAQ

Questions Selby landlords ask us.

Straight answers to the questions landlords ask us most often about lettings, compliance, and how we work in Selby.

How much do letting agents charge in Selby?

Advocate Lettings charges between 8% and 13% of the monthly rent plus VAT, depending on the level of service. Rent Collection starts at 8% + VAT and covers rent processing, statements, and arrears chasing. Full Property Management sits at the top of the range and includes inspections, contractor management, and full compliance protection. Selby's strong yields do not justify cutting corners on management — we only operate on a managed basis.

What is included in full property management in Selby?

Full Property Management covers marketing and tenant referencing, deposit registration, rent collection and arrears chasing, property inspections, contractor coordination for repairs, compliance tracking across gas, electrical, EPC and Right to Rent, and end-of-tenancy deposit adjudication. In Selby district specifically, we cover the town centre plus Sherburn in Elmet, Tadcaster, Barlby, Brayton and the surrounding villages, with a local contractor network that can reach any YO8 or LS25 address on the same day.

Why don't you offer a let-only service?

Let-only services typically end at move-in, which is exactly where landlord risk begins. Post-2025, the Renters' Rights Act places continuing obligations on landlords around rent reviews, repairs, decent homes standards and possession — and a let-only agent has no incentive to help you meet them. We only take managed instructions because our model only works when we're accountable for the entire tenancy, not just the first month.

Is Advocate Lettings a member of a property redress scheme?

Yes. Every letting agent in England is legally required to belong to a government-approved redress scheme — either The Property Ombudsman (TPO) or the Property Redress Scheme. Advocate Lettings is a member of The Property Ombudsman, which means both landlords and tenants have access to free, independent dispute resolution if anything goes wrong during a tenancy. Selby has a smaller field of letting agents than Leeds or York, and redress scheme membership is one of the clearest ways to narrow your choice when appointing an agent locally.

How long does it take to let a property in Selby?

The average void period across our managed Selby portfolio is 14 days between tenancies. Selby's rental market is driven by commuters — the rail connections to Leeds in 25 minutes and York in 15 minutes — and tenant demand is concentrated around spring and early autumn. Well-presented two- and three-bedroom family homes in Sherburn in Elmet, Tadcaster and Barlby typically let within the fortnight; town-centre flats can move faster.

What compliance checks does a Selby landlord need in 2026?

Every rented property in Selby requires: a valid Gas Safety Certificate (annual, if gas appliances are present), an Electrical Installation Condition Report (EICR, every 5 years), a valid Energy Performance Certificate (EPC) of E or better, smoke alarms on every storey and a CO alarm in every room with a solid fuel appliance, and documented Right to Rent checks on all adult tenants. Selby district does not currently operate a selective licensing scheme, so there is no additional licensing layer on standard single-family lets — but every one of the statutory checks above still applies to every rental property.

How are tenants referenced?

Tenant referencing is handled through Goodlord, one of the most established tenancy platforms in the UK letting sector. Every applicant is assessed against Goodlord's affordability rule: an annual income of at least 30 times the monthly rent, which means a property let at £1,000 per month requires a tenant earning at least £30,000 per year. Referencing also covers identity and Right to Rent verification, employment confirmation, current and previous landlord references, and a full credit check including any County Court Judgments. Self-employed applicants are assessed on the same 30× affordability basis using their most recent tax documents, and guarantors — where needed — must meet the 30× threshold on their own income. A significant share of Selby applicants are commuters working in Leeds, York or further afield, and Goodlord verifies employment in the work location rather than only the applicant's home address.
